Maggie met us as we drove up and explained everything about the cabin for us. She was friendly and even had crayons and coloring books for the kids. Everything was clean in the house. The deck is large and has a beautiful view. The river is just down the steps and private. There is plenty of dining space around the island and kitchen utensils. Beds were very comfortable but make sure to bring your own linens and towels. We appreciated the high chair for babies and baby gate. Maggie was a great host and very friendly. We enjoyed ourselves and would love to return.

Great house and great location. We had a great time!!
We really enjoyed our long weekend at the river. The river was low but we were still able to get in, cool off, jump off the rope swing & our grandson was able to play. The house was nice, everything was as said. We enjoyed the nice deck. Raccoons came to visit every night. The only downfall - is the hike back up the stairs from the river. We would stay here again.

I chose Casa Frio for the natural lighting in the living area and the privacy of the deck overlooking the river, and I was not disappointed. The view and the wildlife are fantastic. Lots of bird species I don’t see in the city. Will definitely come back after a heavy rain season to kayak. All around a comfortable place to stay.
Recommendations:
Packing in and packing out our bed sheets made me worried about brining back bed bugs. Would prefer to have fresh sheets on the beds provided by the host.
Would like a coffee table in the living room so that 4-5 people can sit around it and play games.
The smaller trees that grow close to the deck could be cut back to increase the view down to the water
Check in at noon would be better than 3pm

Nice location. Great decks and patio. House was clean and well stocked. Sleeps 5-6 people comfortably. Double beds are okay for 2 children or 1 adult. Hot water in all showers and kitchen. Steps to the river are formidable. Price per night plus additional fees is steep.
Our family had a great time enjoying this cozy place! It’s an a frame that has the feel of a treehouse, because it’s set up on a cliff, with a beautiful view. The stairs to get to the river could be challenging for some. But the proximity to the water is a huge bonus. We used the fire pit the most, and it was perfect!
The kitchen is extremely well stocked with utensils and pots and pans. Don’t forget to bring sheets and towels. One thing I wish we had brought was a scrubber for dishes, but we got by. It’s a very peaceful and quiet neighborhood. You can hear the wildlife at night and see all the stars. This place did not disappoint!

The cabin could use some TLC in certain areas that were brought up to the property manager. The upstairs bedroom does get warm, so leave the doors open up there. Other than a few hiccups, the back patio views and Frio location made up for everything! We enjoyed meteor showers (the closest we’ve ever seen!) and played in the river every single day and just did not want to leave! We would love to return, in hopes that some things get fixed. Overall great last summer vacation.
Great location and we had an amazing time!
This was everything we were hoping for out of our Frio river trip. Great location for tubing, great beach-like set-up at the bottom of steps. Fully stocked kitchen maked preparing meals a breeze! The grill was fantastic as well as the fireplace. Star-gazing on the patio at night was unmatched! Ambiance is SPOT ON!
I had a few questions that I tried to have answered through messaging on Airbnb that were never responded to but calling ahead of time I was able to get the answers I needed. A huge benefit to traveling is having bathroom and bedroom amenities. Having to pack in our own sheets/bedding and bathroom towels is a hassle so prepare wisely for this trip to make sure you have everything you need!

Super location! the steps are steep but put you right down in the beautiful river. crystal clear water with a white rock shore. very quiet and relaxing. technology in the house is lacking - just the basics (tv-no HD, internet-no streaming, etc) but we spent most of the time outdoors of course. Great patio and the outdoor grill was awesome!

This property was very clean, and the location on the river, but not among crowds, was just what we needed! We visited in March 2021 and the river was low-ish, making it perfect for wading in spots with our youngest, some swimming for our 6 and 8 year olds, and kayaking around for all! It's also less than 10 minutes from Garner State Park, and about 40 to Lost Maples State Park- both of which offer beautiful hikes.
The listing does mention to bring your own towels, but you also need to bring all your own bed linens- even blankets and pillows as they want you to fold and set aside the comforters/pillows when you arrive.
The kitchen is well-stocked with everything we needed to cook meals, although fair warning if you want lower priced groceries, it's about 35 minutes one way to the nearest HEB. There are some convenient stores/camp shops closer for smaller items. The kitchen only has salt and pepper, so bring your own seasonings otherwise.
Also a very important note- if you have verizon you would have NO cell service (for us it was out about 45 minutes prior to arrival coming from Austin) and so the plan to call/text 30 minutes out did not work. I ended up driving back out to a camp shop where the kind lady let me use her office phone to call to let them know we had arrived for check in. I think it would be much easier if they gave the code for the key to the guests rather than trying to meet them out there, but there could be other things preventing that I'm not sure.
Louisa met us there and was so lovely and helpful. They were also easy to contact as needed via text (once we had the wifi password, we at least had that option for communication with our phones).
All in all, we would visit again, and you just cannot beat this location- the deck areas were a huge hit and so refreshing to sit out on and enjoy the scenery after the kids were down.
My family and I really enjoyed our stay. Had a little bit of rain. But overall our stay was just what we wanted.

We wanted a fun but but safe trip with our adult/college kids, and we definitely found it. Your home was perfect. From the river access, to the grill, to the fire pit, and the extremely close proximity to Garner State Park. We thoroughly enjoyed our trip, and your home. We even got to include the family dog, which was a HUGE bonus for us. Thank you so much for sharing your home with us. We're already discussing returning again during the summer! 🙂
We really enjoyed our stay here with great access to the Frio River and peacefulness of the area. It was also very close to Gardner State Park for wonderful hikes

First time to stay at this house but definitely will not be the last. Great location, amazing views and all the amenities. We were truly honored for the opportunity to rent this house.
This is right on the river!! With the water so low we just walked down our back steps, threw our tubes in the river and enjoyed the river. Aside from the great location, it had everything our family could possibly need and more. And very clean! Would absolutely go back!
Great location with river access. The steps were a workout which may be difficult for toddlers/seniors but the location on the river was worth it. Lots of outdoor seating to enjoy cool nights stargazing. Beds were a bit firm but manageable. Kitchen was fully stocked which made preparing meals easy. The house was very clean. Would definitely stay here again!
I am very conflicted about my review for this property. There are so many reasons to give this property 5 stars, unfortunately some of the basic things that make a vacation home wonderful is what this home was lacking. The property manager and maintenance could not have been any better! I feel like the property owner is out of touch with what the real needs are OR has no desire to put a little extra money into making this home perfect. Louisa (property manager) was a kind, warm, and extremely helpful you g lady. She did a phenomenal job explaining the lay of the land to Our family. The problem started about an hour after we arrived when we realized the AC was never going to cool the house down enough to sleep comfortably. There are floor fans in each bedroom which should have been a red flag that it was warm. This hone has a loft with a small bathroom upstairs. When we arrived the upstairs was 83 degrees. The downstairs was tolerable at 75 degrees. The very nice maintenance crew came and changed the filter which may have helped a little. The bottom line is, the upstairs needs an additional AC unit, even a window unit would be great. The bottom line is - this house was hot/warm during the day and tolerable at best during the day. Having to supply all of your own bedding in this situation was awful. After making 4 beds I was drenched in sweat. I loved the area, the home was cute, but absolutely would not stay here again unless the AC is much improved.
We will definetly be returning to Casa Rio next year! Beautiful place to spend some quality time with the family!
When they say on the river, they mean it. No driving to a different location to visit the river. This house is actually on the river with private access. I’ll be back for sure.

Our family and friends had a great trip! If you have elderly or young kids, just be VERY careful on the steps down to the river. We had 2 kids with us, and didn't have any problems...you just have to be careful! House was nice.
Other than a small hiccup waiting for check in, everything went pretty smoothly. The location is ideal really and watching the sunrise on the deck was definitely a highlight of the stay. The cottage is quaint, modestly sized, but big enough so that we weren't on top of one another. Besides the huge windows overlooking the deck and the river access, the property is fairly unremarkable, but don't get me wrong because those are GREAT features. I'd say it COMFORTABLY sleeps 6-8, but "10" is a stretch unless you want to step over an air mattress. Also, unless you've just got more money than you know what to do with, don't make the same mistake I did by booking a single family stay (6 of us) during the peak pricing season. Which is to say for the same amount of money & people you can get luxury Hill Country accommodations in central Texas without all the rules and hoops that come with staying at this property. In retrospect, if you're staying here in peak season it's probably better suited for a few young couples looking to get together for a good time without small kids. Also the sofa bed is bent & wonky, so if you plan on using it be sure whoever is sleeping there isn't too picky. I understand that common sense and common courtesy isn't all that common anymore, so get why they need all the rules, but I probably wouldn't stay here again unless I go off-season simply because the big rule book they handed out had my wife and I a little anxious during the stay -which sadly detracts a bit from the whole point of the experience. Overall though, I'd say we're happy, mainly because one of our goals was to let our three kids experience an authentic rustic Texas river vacation without any of the adulterated nonsense you often find in San Marcos and New Braunfels these days. From that aspect, our vacation was a complete success & that's definitely something to factor into the equation.
This little house is perfect! It is clean and has all you need. Checkin process was easy and staff was wonderful!! The location is close to both Concan and Leakey. The best part is the location on the river! Private access to a nice spot on the river. There is a good swimming hole with a rope swing! We took our girls and their friends ages 15,18, 19 and 23, they had a wonderful time. We did several float trips one from Majors Crossing right to the house! Overall 10 out of 10 for this property. We will be back for sure!!!! Thank you!

The place had a very beautiful and serene location. The house was kept up and clean, everything we needed was available to use. We would definitely stay here again. It was truly our home away from home.
Great location on the Frio River, close to Garner State Park. Did a great (adventurous with recent rains!) float from the Park to the property, cooked all our meals there (grill was great) & cozy place for gathering with the family.
Great location and house had everything we needed. Recommend fixing the master bedroom doors to actually be able to close them (doors are on ‘backwards’ with no handles inside to close sliding doors).
The location was gorgeous. Did not enjoy owner showing up at 7:30 to get a copy of my I'd and cc. I was just sitting down to eat, yet she kept up her talk for 30 minutes. The house provides no bedding, towels... didn't realize it meant no pot holders too. Furniture and beds should be replaced. Mattresses so bad I was tempted to sleep on floor. My son slept on couch one night and couldn't decide which was worse. Place wasn't as clean as previous reviews led me to believe. Mattress covers were filthy and covered with hair. Will not be going back.
We have a fantastic time during our stay here! The house couldn’t be closer to the river. It is located at a great spot- as it has a spot deep enough to swim in and a shallow spot to set chairs up to sit in the river. This was exactly what we were searching for.
The house was very clean when we arrived and had lots of great outdoor spaces. We will be back!
This is a lovely home. There were 10 of us that stayed over Labor Day weekend. Property couldn't be more beautiful and serene. The only negative comment would be the steps down to the river, however this obviously isn't anything against the property or the management, just a fact. There are quite a lot of steps and coming back up could be difficult if you have any medical conditions so just beware of the steps. The home is well maintained and very nice. The view can't be beat, the back porch looks right over the river. The river was down while we were there but you could still float, just going "down river" was a little challenging. All in all, beautiful property, beautiful river, GREAT TRIP! Thanks Maggie

This was our 9th year to come to the Frio River and our 1st time staying at one of Maggie's properties. Maggie and her team were amazing. They were extremely personable and made sure we had everything we needed. We had an amazing spot on the river that had a nice rock beach, deep in the middle, and a rope swing across from us. The river was too low for us to float but we had the best time hanging out in our oasis with the neighboring families and groups. The beds were comfortable too which is hard to find sometimes. Can't wait to come back!
We had a great time here on the Frio. The house was just perfect for our small family gathering. A little hike down to the river, but well worth it. There is a great swimming hole here!
Maggie and the staff were very accommodating and we would highly recommend renting from them. The house has everything you need with the exception of linens. The kitchen is a great set up for board games and visiting.
Overall, an awesome experience all the way around.
We stayed at Casa Rio at the end of July for a few nights. It’s a nice little place. It’s got everything you need except bedding...bring your own pillows! The deck in back was nice, grill did the trick for hot dogs one night...view is outstanding from the deck. There’s a rope swing across the river...kids stayed on that all day...great spot to throw chairs down and enjoy. Upstairs bedroom gets a little warm but tolerable. Good spot...accommodated 2 families just fine. Short drive to Garner and Neal’s.
We rented this house for a family vacation and it was perfect. The house has stairs that lead to the perfect swimming hole that you can use even if the river is very low. The house was clean and had all the necessities. The deck was great and has a great view of the Hill Country and river below. Would definitely rent again.
